When Friends Become Clients

Joshua at home

I’ve known Joshua for several years now. When he told me he was thinking about purchasing a house, I couldn’t wait to start helping him search. We met at my office to discuss exactly what his priorities were. He was very specific about a number of things he wanted, but there were a few that stuck out to me the most from his list:

1). The house had to be 10 minute drive (or less) from his work. (I actually did a Google Maps search of a property to see if it was the proper distance from his job before sending him the address!)

2). The heat source had to be hot water.

3). The yard had to have space and enough sunlight for a garden.

There were several other very specific criteria his wish-list. Per his request, I didn’t bother sending those properties to him unless had those key items.

Joshua’s approach to finding a house was calm, logical and very black and white. Because of this outlook, we only looked at 3 properties in person. He was prepared with a pre-approval letter from the bank, so making an offer was very straight forward.

Like many transactions, there were a few small bumps the road after a couple issues were discovered during the inspection. Luckily, the sellers took care of the problems, and we were able to move forward quickly.  The house itself is really adorable! It has 2 bedrooms, 1 bathroom and a nice living room addition on the back. Oh, and of course, a nice backyard with plenty of room for Joshua’s garden next year.

It was really awesome working with Joshua on purchasing his house. I so enjoyed being his Realtor! We have been through so many wonderful life events together as friends. It was so great to share the home buying experience with him as well. I wish him all the best with his new home!
